Many homeowners are unaware of the importance of re-leveling their mobile or manufactured homes. Over time, natural settling can cause the home to shift, leading to structural issues that may become costly if not addressed promptly.

Understanding the Re-Leveling Process

Mobile and manufactured homes are built on a steel frame. During transportation, axles and wheels are attached to the bottom of this frame. Once the home is positioned at its permanent location, it is leveled using hydraulic jacks, and concrete blocks or steel piers are placed under the steel frame for support. In the Southwest United States, these homes typically rest on the ground rather than a concrete slab, as manufacturers do not require one. However, because the home sits directly on the earth, it will settle over time due to its weight.

Regardless of whether a home has skirting or is ground-set, the foundational setup remains the same. To maintain stability and prevent structural damage, all mobile and manufactured homes require periodic re-leveling. This process involves lifting the home with hydraulic jacks and adjusting or tightening the supports to restore proper balance.
